Windsor South Lamar provides two affordable rental housing programs with limited availability. We offer junior one-bedroom apartment homes at a reduced rental rate for eligible applicants.

SMART Housing is the City of Austin program for Safe, Mixed-Income, Accessible, Reasonably-Priced, and Transit-Oriented Housing.

Low-Income Program

  • Junior one-bedrooms base rent starting at $1,095.
  • Includes households whose earnings do not exceed 60% of the Area Median Income depending upon household size. The maximum household income is as follows:
    • 1 person household: $52,920
    • 2 person household: $60,480

  • Junior one-bedrooms base rent starting at $1,185.
  • Includes households whose earnings do not exceed 80% of the Area Median Income depending upon household size. The maximum household income is as follows:
    • 1 person household: $68,500
    • 2 person household: $78,250
